Optimus is very pleased to present the first residential units purchased by the Fund. On July 15, 2009, we closed the deal to buy 24 condominium units in the luxurious gated community of Traverse Point, in Henderson, Nevada. Located just minutes from the world famous Las Vegas Strip, Traverse Point comprises 296 well appointed units situated amid a lush park-like setting and features beautiful grounds, open floor plans with 9 foot ceilings, 5 appliances, and a resort style pool and clubhouse facility.

These units sold as recently as 18 months ago for upwards of $250,000.00 each, and indeed, a Las Vegas MLS search on July 18, 2009 showed a two bedroom unit in the complex listed for sale at $209,000.00. However, Optimus was able to purchase its units for an average price of just $62,500.00 each. The 24 units purchased are comprised of 3 - 1 bedroom units, 3 - 3 bedroom units and 18 - 2 bedroom units, with 20 of them rented out as of July 15, 2009.
